Updated Downtown Land Use

Downtown St. Petersburg’s land use regulations are outdated. The Downtown Partnership is seeking input on updated zoning and development policies that simplify permitting, support housing and business growth, enhance walkability, and guide thoughtful, sustainable downtown development over the next 20 years.

Downtown St Petersburg has not had a comprehensive land use update in several decades. As a result, there are outdated zoning districts, height restrictions, overlays, parking requirements and land use restrictions. We need a modern, updated, and simplified set of policies and regulations, that can guide downtown’s development for the next 20 years.

The Downtown Partnership is soliciting suggestions on proposed land use and zoning changes to ensure downtown continues to grow in thoughtful ways. Updated codes should simplify the permitting process, increases the tax base, provide additional residential development to meet market demand, maintain a distinct sense of place, support local retail and hospitality companies, emphasize walkability, welcome residents, commuters, and visitors, while accounting for changing development trends, demographic shifts, office uses, and new technologies.
