Downtown’s population growth has been facilitated by rental market developments as opposed to condos or townhomes. Additions to Downtown’s apartment inventory over the past decade have shifted Downtown’s housing composition in favor of rental units. Condos currently comprise less than one-third of Downtown’s total housing inventory.

Within the condo dwellings, there is an assumption that the owners are coming from out of state. In reality, fewer than two in five of Downtown’s new residents are coming from out of state and more than half are moving from elsewhere in Pinellas County.

There is additionally an assumption that the moves are investment purchases rather than permanent homes. In an analysis of homestead claims, a larger share of condo parcels in Downtown claim homestead than condo parcels elsewhere throughout the City. More than half (58%) of Downtown condo owners claim homestead on the property. More Downtown condo owners claim homestead today than 10 years ago (47%), speaking to the draw and appeal of Downtown St. Pete’s brand of urban living today.
